Simple explanation for buyers and sellers

Bottom line: This does NOT stop homes from being listed, shown, marketed, or sold.

What happened?

Midwest Real Estate Data (MRED) announced that it suspended Zillow Group’s access to MRED’s licensed listing data for display on Zillow-owned consumer websites, including Zillow.com and Trulia.com. MRED said Zillow did not correct what MRED described as a material breach of its listing-data license agreements.

Why is this happening?

In simple terms, this is a dispute between MRED and Zillow over how MRED listing data may be displayed online.

  • MRED says its rules apply equally to all participants and vendors.
  • MRED says Zillow selectively excluded certain listings submitted by MRED participating brokers.
  • MRED says those listings were being marketed under lawful MRED policies.
  • MRED asked Zillow to correct the issue by May 19, 2026. When Zillow did not, MRED suspended Zillow’s right to publicly display MRED’s licensed listing data.

What does this mean for buyers and sellers?

For Swanson Real Estate clients and customers: this should not affect your ability to buy or sell a home.

5 reasons this will NOT affect our clients/customers

  1. Listings are still active in the MLS. MRED listings remain in the MLS system used by real estate professionals.
  2. Homes can still be marketed online. MRED stated listings will continue to be distributed across thousands of consumer-facing websites.
  3. Buyers can still find available homes. Buyers working with real estate professionals still have access to listing information through MLS-connected tools and other listing websites.
  4. Showings and transactions can still move forward. MRED stated Zillow-owned services such as ShowingTime and dotloop are not affected at this time.
  5. Local real estate service remains the same. Swanson Real Estate can continue to list, market, show, and assist with buying and selling homes as usual.

What should clients do?

  • Do not panic. This is a data-display and license-agreement issue between MRED and Zillow.
  • Continue to work with your Swanson Real Estate agent as usual.

  • Contact Swanson Real Estate with questions about a specific property or listing.
